Five minutes more in Seattle traffic saves $35K in home prices

New numbers show the correlation between a longer commute and more affordable housing.
Traffic clogs Interstate 5 near downtown Seattle.

New data shows every five minutes you add to your commute during rush hour means you save $35,000 in home value prices.

The exclusive numbers come from Zillow and HERE technologies – a mapping and location data company.

“I think we all know that in Seattle there is this boom going on downtown,” said Aaron Terrazas, senior economist at Zillow. “We wanted to put a number how much are (metro) Seattleites trading off shorter commutes for more expensive homes.

New numbers from Zillow show the correlation between a longer commute and more affordable housing

“If you look at the 15 minute-radius from downtown, median home value is around $960,000. If you’re willing to increase your commute 35 minutes, up to 50 minutes, median home values are around 560,000-570,000,” explained Terrazas. “So $400,000 savings for 35 minutes longer commute.”

Terrazas added that 35 extra minutes of commuting each way adds up to 12 full days of commuting over the course of a year.
